Now, the first player on the team fielded by Pembroke College,
Cambridge is both a columnist for the London Evening Standard
and a writer whose bestsellers include The Templars
and The Plantagenets. He's also presented
the Netflix series Secrets of Great British Castles.
With him, an athlete who won a gold medal
in the 2003 World Championships
and an Olympic silver the following year
before going to work on conflict issues in Bosnia and Iraq.
Their captain is a very familiar face on television
having presented Channel 4's T4, E4's Tool Academy,
the BBC quiz Impossible and the podcast Science(ish).
Their fourth player is a musician
who at 17 won the BBC's Young Musician of the Year competition.
Since then, she's performed
as a soloist with many of the world's leading orchestras
and collaborated with Yehudi Menuhin and Dame Cleo Laine.

I'm Cath Bishop. I graduated in modern and medieval languages

After a career as an Olympic rower and a diplomat,
I now work as a leadership consultant.

and I'm now a writer and broadcaster.
Hello. I'm Emma Johnson. I read music and English at Pembroke
and I'm a solo clarinettist, composter and arranger.

Your esophagus is the tube that connects your mouth to your stomach, and it's responsible
for pushing food down in rhythmic waves. Once food hits your stomach, acids and enzymes
begin breaking it down for digestion. Stomach acids are fairly powerful (after all, they're
designed to dissolve food), and your stomach has a special lining that protects it from
being affected by acid. However, in the case of heartburn, some of those stomach acids
travel back up into the esophagus, and it is this acid reflux that's leaving you with
a burning sensation.
Heartburn can be caused by Many things, including everything from spicy foods to caffeine to
genetics, so it's often difficult to know what's going to trigger acid reflux. Thankfully,
there are many ways to alleviate heartburn without turning to over-the-counter or prescription
medication, and you may find relief with things you already have around the house.
Here are a few ways to ease that burning sensation naturally and quickly:
1. Baking soda.
Notice we said baking soda and not baking powder (you are not a cake: don't get the
two confused). Baking soda is inexpensive and totally natural. Simply dissolve a teaspoon
of baking soda into a cup of water. The baking soda will help neutralize acid. Note: Baking
soda contains sodium, consult your doctor if you're on a low-sodium diet.
2. Aloe juice.
Aloe juice is sold at most grocery stores. Just like aloe vera is used to soothe skin
sunburns, aloe juice can help soothe irritation caused by acid reflux. If you struggle with
heartburn, it's a good idea to get into the habit of drinking ½ cup of aloe juice
before meals to keep your stomach and esophagus soothed.
3. Sugar-free gum.
Saliva helps dilute acid, so increasing the amount of saliva you produce after a meal
is a great way to help prevent acid production. Try chewing a stick of gum for 30 minutes
for decreased heartburn.
4. Apple cider vinegar.
Surprise, everyone's favorite remedy can help ease heartburn. Mix 3 teaspoons of apple
cider vinegar in a cup of water, then drink up (it won't taste good, so be warned) before
each meal or at bedtime.
5. Eat a banana.
This one's very easy. Did you know that bananas contain natural antacids? Start eating
a banana every day to help counteract acid reflux. If you don't have a banana, an apple
will do.
6. Stop smoking.
If you're a smoker, and you need yet another reason to quit, here's one. If you've noticed
your acid reflux has gotten worse and you're a smoker, the smoking is will aggravate your
esophagus and make everything hurt. Now's a good time to quit.
7. Lifestyle changes.
If you're overweight, making small changes to your diet and increasing physical activity
could relieve your heartburn. Try eliminating foods that trigger your heartburn such as
fatty or spicy foods, caffeine, chocolate, or carbonated beverages, to name a few. Omitting
these from your diet may eliminate the issue altogether.

deal under their belt.
I'll tell you a couple quick tips.
Number one, if you look at the building it's not the biggest building, but it's not the
smallest building in the world either.
The way I found this deal was through targeted direct mail.
As a new real estate investor, that's going to be one of your best sources of leads.
The list that I was mailing to was absentee with high equity.
It was people that had owned the property for at least ... I think 15 years was my criteria.
I had sent them postcards.
It wasn't that many people in this building.
In fact, I had just done this area, so it was probably ...
People that probably met the criteria in that building might've only been, like, three or
four out of, like, 200 people or so in the building.
A first lesson is you need to be very strategic with your marketing.
If I had just marketed to everybody in the entire building I probably wouldn't have got
that many responses, just because motivated sellers tend to be high equity, absentee-owned,
pre-foreclosure, probate, eviction, tax liens.
Things like that, so the overwhelming majority of people are not going to be looking to sell
fast to a real estate investor.
That's okay.
That why we only market to potentially-motivated sellers.
There's plenty of places to get these types of lists.
You can get them on places like Alesco Data, Melissa Data, ListSource, and many other places.
Even the county records, the county courthouse.
Now, the second lesson is that you can flip pretty much anything, any asset that you find
at a low price that might be worth more.
If you find a good deal you can purchase it and flip it.
This obviously was a condo, but it works pretty similarly to a single-family house.
I've flipped single family houses, I've done condos, I've done townhouses.
I've even done land, so don't let that stop you.
I look at a condo deal pretty much the same way as I look at any other deal.
I would say, though, the most important thing when you're evaluating condos is that make
sure you're evaluating condos within the same building.
Because if you're new to real estate investing, and I remember I was looking at a condo deal
and there weren't too many [inaudible 00:02:14], so I started looking at other condo properties
around the neighborhood.
The thing to know about condos is that obviously there's so many different variables in each
building, so it's a little bit tougher to get.
That's why with condos you really need to be sure you're looking at the same building.
Even if you have to go back three or four years, look at from the same building.
Then, obviously , when you're looking at townhouses compare it to townhouses, single-family houses
compare it to single-family houses.
Make sure it's similar properties that you're comparing because I've seen some investors
...
It might be they're sending me a deal on a row house, but then they're sending me on
renovated single-family houses.
That's just completely different.
It's just not going to work.
The next lesson I learned was that you do not need money to invest in real estate.
I repeat, you do not need money.
I don't care what anybody tells you.
I've done a ton of deals without any money that ... Including this one.
All you do is you put it under contract and you assign the rights to a contract to a cash
buyer.
It's as simple as that.
Now, you can also do double closes and things like that, but for starters all you have to
do is put the property under contract and then have a cash buyers list of investors.
The best way to have a ... To build a cash buyers list is really just to go online, type
in we buy houses, find the we buy houses people.
You can also go on Linkedin.
Linkedin is great because you can just type in real estate investor and then just go to
your city.
You'll probably find, like, 500 people that are we buy houses, and then that can be your
cash buyers list.
Don't let not having money stop you.
Eventually what you want to do is you want to use these quick flips to build up more
capital so that you can eventually purchase.
Now I'm kind of doing more of a combination of the quick flips, as well as the longer-term
actually fixing it up and reselling, just because those are more profitable.
Those carry a little bit more risk, a little more time-intensive, but you can also make
a good amount.
The next lesson I learned is that you need to move quick, so with any type of rehab or
any type of fixer-upper deal, especially if it's off market, these deals do not last long.
If it's on the MLS they might be like, okay, we're doing a deadline like a week from now.
We're going to let 5,000 people take a look at it.
With off market properties you really have to move quickly.
If a seller, if a motivated seller, calls you from your direct mail, your online marketing,
whatever you're doing, you need to get out there and meet them in person if possible
or make them an offer as soon as possible.
I've missed out on deals because I didn't go there literally within an hour or two.
I waited until ...
One time I got a call on a Sunday afternoon.
Instead of meeting that seller at the property like he wanted me to, I was like, "Oh, I'll
just call him back on Monday.
I'm sure it'll be fine."
No.
Deal was gone, so you got to move quick.
Lastly, what I would say for doing your first couple deals is just don't try to make a million
dollars on your first couple deals.
Just focus on getting the deal done because I see too many investors that try to just
...
They think they're going to make 100,000 on their first deal, and you could.
You can do that, but focus more on learning before you focus on earning.
That's a Robert Kiyosaki quote.
I didn't make that up.
Basically just focus on getting the deal done.
With this deal, even though I had a pretty big buyers list, I just sent it to the top
investor in my area, like the number one we buy houses company.
I said, "Look, this is what I have it under contract for.
Would you give me this amount?"
They said, "Yep, that's a deal."
The top home buyers don't mess around.
They get the deals done, so for your first couple deals try to work with the top house
buyers because if I had sent it out to additional buyers I might've gotten a really high offer,
probably more than this company was offering me, but the likelihood ...
Because I didn't have a lot of experience and I couldn't really vet people I might not
know if they could actually close or not.
Once you do a couple deals you'll get a feel for it pretty quickly, but for your first
couple deals just work with the top buyers.
Don't try to make 100,000 on your first couple deal.
Just get the deal done.
That's the most important thing.

What do you identify as kind of the main problems people have in marketing?
Doesn't matter where you live, doesn't matter if you're in the
northeast or southeast, wherever you are in the country,
and really in the world as small business owners,
it comes down to us being human beings and sharing some of the same pain
points. Number one is that we only have 24 hours
in a day. No one has 25 or more,
so that limited time really does play into running your business,
but also marketing your business. Hey,
I've got to do bill collecting. I have to do my bookkeeping.
I have to manage my accounts. I have to manage my clients.
I have to manage my staff. I have to make sure everything's paid up
and you have a family. Don't even forget the family.
You can't forget the family, right?
You're right. You got to because you have to.
Either you have a family or you have a lifestyle that you want to maintain.
Those are big things that that's why you're doing all this work.
That's why you're working so hard, so how do you maintain a quality of life
on top of that? Oh,
within 24 hours plus you're supposed to be getting anywhere from six to nine
hours of sleep. Most people are getting four or five.
It's very difficult. So number one is time.
That's a huge pain point for a lot of small business owners.
Number two, how do I get my business out there?
So right now I'm working with a client that has a med spa and at the med spa
she's doing botox injections and Dermafill and all those types of things.
That's a very niche market, right?
You're not going to have everybody coming in and saying,
"Oh yeah,
shoot me up, I want botox!"
But what she's seeing is, listen,
my goal is to get 20 clients a month.
Right now she's at five. How does she get the word out there and
how does she reach those people that want to work with her?
It's all about, again,
I harp on this knowing your audience, knowing where to find them,
where to, how to connect with them and ultimately
how to get them through your threshold or on your site to make an appointment,
and so part of marketing is creating that experience,
that seamless user experience so that some of that needs botox,
someone that needs microdermabrasion, someone that needs the Dermafill,
they can find that that client or that business owner and they can come in and
use their services. Needless to say,
number two is knowing your audience. People don't know their audience and if
they don't know their audience, they don't know how to connect with them
and where to communicate. Number three is knowing your budget,
so if you don't know your budget and you go in blindly to.
Let's say you talk to a marketing person,
right? A consultant,
an agency, and you're saying,
I want these, this many clients.
I want to have 200 clients this month and I want to grow by 50 percent month
over month. That's really nice,
but how much money do you have to put into that marketing budget?
And are those realistic goals? So you want to think about smart goals,
are they specific, measurable,
they attainable, are they relevant to your business?
And are they time sensitive? So number three is knowing your budget
and making sure that your goals and your objectives for your business and your
marketing are in line with your budget. Hey,
