G: Demich, I can't see any turbines here. D: Guram, there're no turbines here, they're in Germany.

G: Here we go again, initially we wanted to film BMW M4, but seems like we'll end up filming the elevator. So let's tell about the car.

D: What kind of car is this?

G: This is BMW M4 Competition Package,

Competition is a special BMW M4, that's different from stock in terms of increased engine output,

different suspension, "competition" inscriptions on the body and so on. BMW actually lies.

This obviously was a BMW job, that sound.

I'll tell you why: brand new M4 has 431 HP, I don't know why couldn't they write 430 HP in the passport though.

Competition package has 450 HP, as BMW representatives claim.

This car actually showed 430 wheel HP on a dyno in Moscow, which is an approximate equivalent of 490, even 500 engine HP.

Imagine - you go to a market to buy some fruit, then you return home and find out that the vendor has made a mistake in your favour.

A generally pleasant feeling, also if you look at it from a practical standpoint - your HP tax is smaller thus you pay less, which saves big sums of money.

So it's easier for them to set the engine output low and say that for example a car has 450 HP instead of 500 HP

so that such car could be far more impressive with 450 HP than it should have been.

A brief history of the car. Firstly, its owner is crazy about cars, totally our kind of guy: petrol instead of blood and all that.

As for the car itself, it was purchased in the autumn of 2016, it was instantly tested at a dyno, the engine output was measured and as I said earlier, it showed 430 wheel HP

its acceleration from 100 KMH to 200 KMH (60 MPH - ~125 MPH) was also measured - with a semi-full tank it showed 8.5 seconds.

Of course it's not that fast, but for a stock car it's nevertheless good.

For the sake of deeper understanding and comparison - stock BMW M3 and M4 (not competition package) go 100 KMH - 200 KMH (60 MPH - ~125 MPH) for approximately 9 - 9.5 seconds.

Next, full Akrapovic exhaust system was installed. Aside from that, radiator was changed, the air cooling system here is based upon the use of liquid.

Intake was also improved and engine control unit (ECU) was tuned by K8 Strasse.

So, in the end, after all these modifications: full exhaust, cooling, intake, ECU tuning - the car showed 510 wheel HP at a dyno which is close to 590 - 600 engine HP.

Cool. But there is a big problem - turbines were dying at high RPM, it means that after 5000 RPM the power starts to fall down meaning that the turbines are not good enough.

In other words they display these long-rumored 600 HP up until some point, but they can't keep it up until the cut-off point.

So what the owner has done to change that, he opened the hood, took these small, teeny weeny turbines, sent them to Germany, ordered modified turbines and very soon they'll be under the hood of this car.

What to expect? New turbines promise 600-620 wheel HP which amounts to 700 engine HP.

700 engine HP, you must wonder: "Guram, the stock car displays 500 HP, now you talk 700 HP. What about the rods and pistons? Won't the engine crumble?"

It won't, because world practice shows that a stock motor can handle 700-750 wheel HP well.

The thing is, we got a very solid 3 litre block that strongly resembles a 2JZ-GTE block.

It's not cast iron, but it's still made from special alloy materials, that can handle big numbers of power and torque.

New M3 and M4 can be purchased with 2 kinds of gearboxes. First is a mechanical 6 speed gearbox, second is a 7 speed dual clutch robot gearbox.

The question arises: mechanical gearbox handles the power without problems, it's easier in many ways.

Robot gearbox is more complicated: you can't surpass 950 NM of torque, because if you do stock clutch plates won't manage, if you plan to go 950+ NM of torque - change the plates.

There is a way: DODSON offers reinforced clutch plates that can handle 1000+ NM of torque.

But in this case the owner doesn't plan to surpass 900 NM of torque and plans to keep the stock gearbox.

Modified turbines, full exhaust, intake and improved cooling system. By the way, let's go check it out.

So we're back at my favourite place. G: See this thing? What do you think it is?

D: Uhhhh G: You don't know, look

The air goes through this intercooler, the latter is cooled not by the air itself, but by the liquid, radiator of which is placed here and this is where it's cooled by the flow of air.

he way traveled by air from turbines to intake receiver is very small

not big as it could have been if it would go all the way through the whole system, which it its turn would increase the lag.

Lag happens when you press the pedal and the reaction is slow.

BMW, being a fan of old naturally aspirated motors with great reaction

keeps an eye on flash-like pedal to car reaction even in case of turbo motors

and I'd like to tell you that the liquid cooling system is great - despite being tuned

meaning that the intake temperature is increased a priori, even when the pedal is pushed to the floor and the car generally is driven fast frequently

the intake temperature stays at 27 degrees. It's ideal.

The grip problem, lots of power and torque on rear axle. You'll always have this problem.

Don't think that by increasing wheel width you'll be able to eventually get a good grip

this won't happen, this is not how it works.

If you increase the width, you consequently decrease pressure put on a square centimeter of the wheel.

You have to play with the compound. This car has Michelin Pilot Supersport tires.

It should be good, it's not slim, 295.

But it still slips all the time, even when the speed is 100 KMH+ (60MPH+), because of the torque.

What is the solution? Mickey Thompson semi slicks. This car can't exist otherwise.

G: Dem, you know D: I do

G: Yes, so Dema asked me why…fuck…excuse me for a second

D: Guram, this is not the first time I hear this last name, Akrapovic? It he your family or something?

G: No, if it was like that, it would be Akrapovidze, nevertheless Akrapovic is high-grade, very cool exhaust system.

It can draw a parallel between world of fashion and exhaust systems:

in the clothes department we have top brands like brioni and zilli, but if we talk exhaust, it's Akrapovic.

Their products cost a lot, but if you have money - buy it and never think more about exhaust issues, which is what the owner of this car did.

What else was done with this M4 - full circle KW suspension Version 3

perfect handling thanks not only to the aforementioned suspension

but notably to good chassis, that was made by BMW, M3 and M4 have great chassis.

And most importantly, the thing I'm most thankful for, thank you very much indeed - BMW decided not to increase the car mass, it's heavy enough already.

The car weighs almost 1650 KG (~3650LBS), previous M3 in 90, 92 body weighed the same. If they increased the weight and made it 1.8 tons (~4000LBS)

I would just quit it and not film the test drive.

By the way, how much does it cost in general, let's turn to Auto.ru.

So we go to the web site, BMW brand, M4 model. Somewhat 20 M4s are available right now, starting price 3.5 mil rubles.

G: Why haven't you asked me yet about the carbon ceramic brakes?

D: I just know by heart that I don't even have to pose this question

G: Unfortunately this car doesn't have them

D: Thank god G: No, it has steel brakes, cast iron, standard brakes

It's possible to buy carbon-ceramic brake discs, calipers are the same.

Carbon ceramic brakes are offered optionally by BMW, but so that you know even pre-used brakes will cost you 300k rubles.

The interior is all right because it's BMW, I've always like their interiors the most.

Placement of control elements and gearbox, steering wheel and its width - it all pleases me.

There are elements that show that it's an M - speedometer peaking at 330 KMH (~205MPH) for instance,

DCT robot gearbox shifter that only M cars have, M steering wheel

that is optional because it can be installed in a stock 3 series, but still only an expert would tell this car apart from a 320 diesel interior-wise.

D: Listen, is it a definitive two-seat car or is there a chance to give a lift to a mother-in-law and drop her out at dacha [suburban property]?

G: You're a damned whip. Why take her there? Should you also make the bed for her?

Actually free space in the back is limited and you have to understand that, after all it's a two-seat coupe, back seats are highly relative.

Modified turbines did a great job, 261 KMH (~162MPH) against Ferrari's 250KMH (~155MPH)".

All the advantages BMW M4 Competition Package had:

suspension, what we have now is a KB suspension, don't need Competition anymore, exhaust, we have Akrapovic, different ECU settings - we have K8 Strasse firmware.

D: So Andrew could buy a stock M4 instead of Competition Package?

G: Seems like he could. You are naturally wondering: why the fuck buy Competition Package?

A righteous question, if you're not looking to tune the car and want to leave it at stock preset, which is also possible.

Dad, do stock cars exist? No, son, it's a fantasy.

But such fantasies occur in real life, a lot of people leave their cars at stock.

In this case Competition Package is faster than a regular M3 or M4, it's got better handling and sound.

It's so great that globalisation hasn't spread to top models of junior classes.

Because if senior classes are all similar - four wheel drive, near the same engine capacity.

Put it crudely, what you choose in fact is an interior that you like the most and a brand that you worship religiously

If we talk M3, M4 and C63 ///AMG, everything is different.

Because M cars offer smaller mass and better handling.

Plus a more playful, amusing personality, but unfortunately such cars are more simple interior-wise and their exhaust notes leave a lot to be desired.

I'm sorry to break your dreams, but even Akrapovic can't perform a miracle with a V6 turbo, in terms of sound it was born dead.

GOD WANTS US TO TALK TO HIM AND HE TALKS TO US.

PSALM 5:3: "IN THE MORNING YOU HEAR MY VOICE, O LORD;

IN THE MORNING I PREPARE [A PRAYER, A SACRIFICE],"

SO OUR PRAYERS ARE LIKE SACRIFICES GOING UP TO GOD,

"FOR YOU AND I WATCH AND WAIT [FOR YOU TO SPEAK TO MY HEART]."

NOW, HOW MUCH PLAINER CAN IT BE?

BUT YOU KNOW WHAT?

I UNDERLINED THE WORD "PREPARE" IN ORANGE BECAUSE I WANTED IT TO

STAND OUT.

"I PREPARE A PRAYER."

I THINK SOMETIMES WE NEED TO THINK ABOUT WHAT WE WANNA ASK

GOD FOR AND STOP JUST THROWIN' OUT A BUNCH OF WORDS SO WE CAN

GET OUR PRAYER TIME IN AND FEEL GOOD ABOUT OURSELVES

SPIRITUALLY.

I MEAN, TO BE HONEST, HALF THE TIME,

TILL WE LEARN BETTER, WE SPEND SO MUCH TIME TRYIN' TO

IMPRESS GOD WITH OUR ELOQUENCE.

YOU KNOW, GOD HAS TRIED TO TEACH ME IN MY LIFE, AND HE HAS TO

REMIND ME EVERY ONCE IN A WHILE, "JOYCE, WHEN YOU PRAY, ASK ME

FOR WHAT YOU WANT AND NEED WITH THE FEWEST AMOUNT OF WORDS

POSSIBLE."

IMPOSSIBLE.

AND YOU KNOW, IN PHILIPPIANS 4:6, AND I'LL

PROBABLY GET AROUND TO THIS SOMETIME LATER IN

THE AMPLIFIED BIBLE, IT SAYS: "BE ANXIOUS FOR

NOTHING, BUT IN ALL THINGS WITH PRAYER AND SUPPLICATION," AND

THE AMPLIFIED BIBLE AMPLIFIES IT TO SAY, "DEFINITE REQUESTS."

SEE, I LIKE THAT.

HE'S SAYIN', "BE SURE YOU KNOW WHAT YOU WANT,

AND MAKE IT PLAIN."

C'MON, IS THIS HELPIN' ANYBODY?

JUST BE SURE YOU KNOW WHAT YOU WANT.

AND TRY TO TALK TO GOD FOR AN HOUR TO PUT MY TIME IN.

TO THE LORD A LOT DURING THAT, MEDITATE ON SCRIPTURE,

CONFESS SCRIPTURE OUT LOUD.

I HAVE DISCIPLINES IN MY LIFE.

BUT I DON'T HAVE LIKE THIS SET AMOUNT OF TIME THAT I DO EACH

THING, THINKING THAT I'M PUTTING IN SOME KIND OF QUOTA WITH GOD.

I WANT, FOR ME, AND I WANNA SHARE WITH THE PEOPLE THAT GOD

GIVES ME THE PRIVILEGE TO TEACH, I WANNA TEACH YOU HOW TO DO

LIFE WITH GOD.

AMEN?

MARTIN LUTHER SAID, "TO BE A CHRISTIAN WITHOUT PRAYER IS

NO MORE POSSIBLE THAN TO BE ALIVE WITHOUT BREATHING.

NOW, IF YOU INTENDED TO BUILD A BIGGER HOUSE, YOU'D HAVE TO HAVE

A LARGE AND A SOLID FOUNDATION.

IF YOU KNOW ANYTHING AT ALL ABOUT BUILDING, YOU KNOW THAT IF

YOU PUT A BIG BUILDING ON A TINY OR A CRACKED FOUNDATION,

IT IS NOT GONNA LAST.

AND SO IF YOU INTEND TO BUILD A LARGE AMAZING LIFE, YOU'RE

GONNA NEED A SOLID FOUNDATION AND IT'S GONNA HAVE TO BE BUILT

SOMETIMES I WONDER IF WE'RE TALKING TO GOD OR AT GOD.

WE REALIZE THAT.

YOU GOTTA HAVE A CONVERSATION.

My story takes place 19 years ago.

I'm a female and I was 16 at the time.

I'm 5'7", I was about 130lbs, and I like to think that I'm strong, but I couldn't take

on 2 young men.

It begins with my mother and step-father going away on vacation and leaving my 17 year old

sister and I home alone.

They did this quite often.

My parents were not winning any parenting awards.

My sister and I didn't get along either, she was a nasty piece of work.

Luckily, she'd decided to go stay at a friend's house while my parents were away.

I was nervous about being alone, so I had my boyfriend staying with me.

He was a pugnacious dick head, but I'm glad he was there.

One night, Brett and I were at my house, and we had just started messing around, when I

heard a really loud knock at the door.

My room was in the basement, but at the landing area between the stairs (you know how some

staircases are broken up, and there's a turn around area, that's the landing) there was

a window that I could see the stairs that lead up to the alcove of our front porch.

I could see 2 people standing there, and just as I was peeking out to see them better, one

of them saw me.

I remember feeling the breath sucked out of my chest.

There were 2 young men standing on my porch, it was almost midnight, and I had no idea

who the hell they were.

The guy that saw me let his friend know, and they both looked in the window and asked me

to come to the door.

My boyfriend had gone upstairs to open the door, and I remember freaking out because

I had told him not to.

He was one of those guys that thought he was Mr.Toughguy and believed he could fight anyone.

He was telling the guys to leave just as I joined him at the door.

They saw me and called me BY NAME and asked for me to let them in.

Brett told them to fuck off.

One guy, I think he said his name was Wes or Les, something like that, said "Come outside,

we just want to talk to you."

to my boyfriend.

I said "No, thanks, we're going to bed." and shut the door.

I was really confused and getting very frightened.

They stood on my doorstep for a few minutes, then started knocking again.

Wes/Les explained to me (through the door), that he was my sister's friend, and that she

had told him I was alone at home and that they should come by.

I knew my sister, and I believed them.

That did not, however, make me stupid.

I told them to leave.

They started kicking the door.

It was shaking and I seriously feared that it would not hold up.

I was so scared that I ran into my kitchen to call the police.

I was assured that they would be there very soon, and to lock the doors and stay on the

phone.

Meanwhile, Brett was still yelling at them, which only served to piss these guys off more.

I begged him to shut up, but he would not listen to me.

I was locking all the doors and windows upstairs, while Brett went down to check the doors.

Down in the basement, there was a huge mud room area, and it had a thick wooden door

made of 2x4 planks, kind of like a barn door.

The door had a big old lock on it, some spring loaded turn bolt, and also had a plank to

set across it, like a barricade.

One of the guys was pounding on this door, and Brett heard him tell the other to go try

the back door.

This stupid door was one of those 1960's things that had a happy little square window, right

at face level, with a little curtain across it.

I was at this door, trying to jam a chair under the flimsy knob when I looked up and

saw the unnamed guy just looking in at me.

I screamed, and the dispatcher asked me if I was ok.

I barely squeaked out that one of the guys was looking right at me through the window.

He was older than me, probably about 20, and he was tall, and he looked scary as hell.

His dark eyes were drilling into me and he wore this creepy, placid smile on his face.

I had never seen this man before, but he knew my name.

He tapped on the window with one finger, never breaking eye contact, and said "Becky, let

me in..."

I couldn't breathe.

The knob was rattling as he was messing with it, he said again "Let me in, Becky.

I just want to see if you're ok.

I just want to talk."

He stared at me.

I didn't say anything.

I was just 3 feet from him, with my back pressed to the fridge, when he suddenly started beating

on the door and screamed "Let me the fuck in this house!

If I have to break in, I will kill you both so just OPEN THE FUCKING DOOR!" he looked

maniacal.

Then there was a loud knock at the front door, and the man went silent.

He gave me the most hateful sneer I'd ever seen.

I heard shouting and he ran down the back stairs and into the woods along the back of

my yard.

Brett had gone to the door.

It was the cops.

There were 2 female officers at the front door, and one was just starting to raise her

voice asking where I was when I came to the door.

I was so relieved, I started sobbing.

I told them they had run away through the woods.

Luckily, the woods were not deep.

They actually ran along the bank of a large river and there was a bridge just up from

where the woods met the road.

One officer ran around the back, while one stayed to get a description and take my statement.

Officer #1, came back and spoke to officer #2, said she saw them running across the bridge.

They both left in a hurry, hopped in the cruiser and sped off.

I was still crying and shaking, but I was absolutely furious at Brett for riling them

up.

I went to make myself some tea, thinking of all the ways I could kill my sister when she

got home.

I had so much anger, fear and adrenaline pumping through me I could have ripped her to shreds

at that moment.

20 minutes later, the cruiser came back.

There were 2 guys sitting in the back seat and the officers wanted me to confirm it was

the right guys.

I looked through the window, and saw them.

They still looked terrifying to me.

They were in cuffs, and could not get to me, but I would not get close to them.

Neither would look at me.

I confirmed it was them, and we spoke a bit.

I told the cops about my sister "suggesting" that these 2 men should come see me.

Officer #2 kind of mumbled "What a bitch."

I had to agree.

I pressed charges for attempted forcible entry, property damage (they had broken a window

in the living room), tresspassing, disorderly conduct and attempted assault.

Initially they both plead not guilty, but later admitted to some of the charges.

They both got 18 months in jail and were forbidden to contact me or my boyfriend ever again,

and to be at least 500 meters from me at all times.

I never heard from them again.

I confronted my sister about it, and of course she denied it, then laughed about it.

Laughed at me.

She was an awful person.

I have no idea what their true intentions were, as they maintained that they were just

there to talk to me.

I'm thankful I didn't have to find out.

Before I start, I just want to acknowledge the fact that I was really stupid as a teenager

so I had little to no good judgment.

I'm a female and this happened when I was 15.

At the time I had run away from home with a friend, Kate.

Kate and I were "burn outs," as in only caring about smoking pot or drinking alcohol.

I can't remember which city this happened since it was about 6 years ago and like I

said, we were burn outs.

This place was right next to a densely forested hill and Kate was always looking for new "boyfriends."

I didn't like sleeping with guys, but I never judged her.

To each his own, right?

She found a new guy who I think was actually 19 or 20 and who's name I can't recall so

I'll call him Josh (I know it's statutory rape but at the time I didn't care what Kate

did).

I can't remember what events lead up to this, but it was late at night and the mountain

place looked amazingly creepy.

Josh said he could get us pot from one of his friends so we proceed to wait outside

for the drop-off.

A crappy old 2-door car pulls up to us and Josh greets his friend while Kate and I stay

back.

Josh tells us that his friend has the stuff at his house.

Us being dumb, take it as no big deal and agree to get into the car.

Kate and Josh sit in the back seat leaving me to sit in the front.

Since I get in last, I hadn't gotten the chance to see the driver.

But holy crap, I mean I had bad judgment, but this guy...

This guy was the full-blown stereotypical tweaker.

Due to this, I'll refer to him as Tweek (like from South Park).

He looked to be in his late 20s, lanky with sunken cheeks, and his eyes...

I'll never forget his eyes.

His eyes were bulging out so much I thought he had a medical condition.

Tweek didn't smell grotesque like filth, he smelled like chemicals.

It was as if he bathed in bleach and gasoline.

I figured he sniffed chemicals, which was normal for me to meet people who did.

I tried to ignore all of this but once I sat down Tweek would not keep his eyes off me.

Even when Josh was having small talk with him, Tweek just kept his eyes on me.

I avoided eye contact and sat looking straight ahead.

As he drove, I could still feel his eyes on me.

We drove up towards the hill and I was still on full-alert.

Tweek began talking in weird phrases to Josh, I can't remember what he was saying, but I

remember I couldn't understand what slang he was using.

We stop at a poorly lit street and Tweek steps out and says he'll be back while still staring

at me.

Once Tweek is out of sight, Josh tells me we have to leave with a stern voice.

I took this seriously since Josh never spoke in this tone in the time I knew him and since

he told me and not Kate (I was more level-headed than she).

I swiftly get out and pull Kate out as well.

Josh gave me a look of horror and said something along the lines of "I'm sorry but we need

to get out of here NOW."

I knew exactly why.

Tweek wanted me as payment.

I yank Kate out the dimly lit street up towards the steeped hill and into the cover of the

trees.

Josh and I are ahead while Kate struggles to catch up due to the rocky ground.

It felt like forever, but I think just a minute passed until we heard yelling from Tweek and

the sound of someone pursuing behind us.

I felt like I went on autopilot as I ran faster and harder.

I was, and still am, a good runner.

Josh kept up but Kate kept asking for us to stop.

I stop for Kate cause I was scared that Tweek would get her.

I couldn't hear or see him anymore so we rest and wait to hear for anything.

The only noise is that of crickets and of our heavy breathing.

Josh figures it's safe now and leads us down the hill slowly as to not make a sound.

We stay close to the few houses but stay off the road in case we encounter Tweek on our

way down.

We reach the house we were staying at without further incident.

I glad it didn't take a worse turn.

I didn't know all the tall tell signs of methamphetamine users, but as I encountered more users and

learned more about illegal drugs in college courses, I'm certain he was

a user.

Ann Marie lives in Arkansas and when she was nine years old

she was diagnosed with something called epidermolysis bullosa,

which basically means that her skin blisters very easily.

She can't rub her skin against anything.

She can't even go swimming because the friction will cause her skin

to start peeling off and blistering.

This week we're talking about Jesus as the bread of life.

And we're in John chapter 6.

And in that chapter, it starts out with a

wonderful miracle of Jesus feeding more than 5,000 individuals.

But it didn't start out looking so good.

As they were around the hungry crowd and it was time to eat,

they were looking for food to give to everyone.

And his disciples pointed out that there was a little bit of food available.

Peter looked at Jesus and said,

A legitimate question.

Only a couple loaves and a couple of fish.

And yet from that small amount, Jesus was able to feed thousands.

And you might be looking at that story and saying,

"Well, that's a really nice story. That's a really nice miracle, but

well pastor, you don't know

my situation.

You don't know the money that I'm lacking.

You don't know how much strength I don't have every day.

You don't know how much help isn't around.

You don't know the nothing that I have in my hands

in order to try to accomplish the everything that, that my life demands."

And you're right.

I don't know your exact situation.

But Jesus does.

In fact, Jesus himself knows what it's like to have nothing in his hands

except a couple of nails as he hung on his cross.

And from that nothing,

he was able to give us the abundance of heaven.

He was able to fill this world with such an abundance of forgiveness

that it covers every sin and fill our souls

with an abundance of assurance that our God really will never fail

to give you everything you need

to accomplish the very important tasks that he's put in front of you.

How Many Deals Will I Get From The Automarketer? - Duration: 9:46.

Hey, it's Joe.

I've got another question here.

This one is from Erica Jansen.

"How many deals should you get from the Automarketer system?"

That's a good question.

It's really hard for us to be able to tell how many deals you're going to get personally

because I don't know your skill level.

I do know how many leads come in.

If you have a very low level of skill, if you get 100 leads coming in, and you convert

one of them, you're doing pretty good.

You know, it takes 100 leads, and it takes 100 real conversations with sellers before

you actually get good at this.

And, you know, my goal for my students is to tell them do 15 to 20 real conversations

per week where you don't get off the phone until they've told you no at least five times.

And the way you do that is, you just keep asking them questions.

You use the script that I give you, and you keep asking them questions about their situation

until they keep telling you no and then eventually you say, okay, I get it.

But you have to learn how to do that because the reason they're saying no is because they

don't understand what you're doing, they don't trust you, and they don't think you have the

solution for the their problem.

So you have to help them understand that.

But you can't really help them understand what their options are unless you know what

their situation is.

So you have to ask them questions to find that out.

So, anyway, you're going to get leads and you're going to be better at converting.

And somebody who's really good at converting is going to convert 1 in 3, 1 in 5 of those

leads.

But somebody who's terrible at it is not going to convert any of them until they learn how

to do it.

And sometimes it takes 50 or 100 conversations before you do that.

If you make, you know, if you make 15 or 20 calls, real conversations, per week, that's

going to take you 8 to 10 hours a week.

You know, if you do that over the next 5, 6, 7, 8 weeks, you're going to probably put

together a lease option memo.

And then you're going to have to put together a deal through that after you do that.

And that's how you're going to learn.

That's why I tell everybody give yourself 3 or 4 months before you can expect to make

any money in this program.

And that's if you put in the time and do the work.

If you don't put in the time, if you don't do that work, if you don't follow through

with the process the way that I teach, you won't make a dime.

So, follow through with the process and you'll make it happen.

So as far as the leads that come in, though, we're seeing response rates that are very

high.

So depending on the amount of leads that are in your area, and you can go into Craigslist,

you can look in your area and you can say, how many people are selling For Sale By Owner?

And let's say there's 100 people that come in every few days.

So, let's say 100 people a week, let's say come into that system.

If you send out a text blast to those people you'll probably get 10 to 20, I've seen as

high as 40, responses from 100 people.

So I've seen, you know, 10%, 20%, 40%, 50% -- I've seen 70% response rates on texts.

Text is amazing.

On email blasts, we're getting a 2%, 3%, 4%, 5%, the average is 4.5%, across the board

for the email responses.

Email responses are much slower and take a lot more time.

But they're included in the program right now.

Eventually we're going to get rid of the email campaign process altogether and focus on text

and voice blasts altogether.

So I'm not sure how soon that's going to come, but that's going to be coming eventually in

the system.

So using text makes a lot more sense.

You're going to get a lot more leads and they're going to be higher quality of leads, and they're

going to come in almost instantly so when you start the campaign, you know, within 10,

15, 20 minutes, you're going to have people returning your text, you know, wanting to

talk to you about what you're doing.

And that's a phenomonal thing to have because it gives you a chance to get up to bat, learn

how to talk to these people and get good at it.

You know, until you have a chance to get up to bat, it's not going to happen.

Now, again, you don't have to have the Automarketer to do that.

You can make cold calls to these people on Craigslist that are For Sale By Owner, and

just ask them, "Would you consider selling your home rent to buy rather than selling

it outright?"

And if they say yes, you put together the lease option memo.

If they say no, then you ask them questions about their deal, and that's a lot about what

we're talking about on these videos and what I talk about in my training and my books and

the mentor program.

It's all about learning how to make an offer that can be accepted.

The rest of his question here is, "In the last two months I've sent out 884 new messages

in the follow-up system and I was able to get 5 memos from this and 3 of those fell

apart, leaving me only 2 to sell.

I got about a 10% response rate from the 884 to say yes or maybe, about 85 or 90.

Out of those 85 or 90, after talking with each of them on the phone, I only got 5 memos.

Some of them, I was never able to get hold of.

I've been doing this for a while, and I've sold 10 deals in the last year and a half.

What am I doing wrong?

Could it be that I'm a realtor now and I wasn't before?"

Being a realtor doesn't make a difference.

As a matter of fact, being a realtor can help you in a lot of ways.

So that's not the issue.

Being skilled on the phone is good, but let's look at your numbers here for a second here.

You've got 90 leads, you've got 5 memos out of that.

That means that 1 in 10, 1 in 20 of those deals, you know, 1 in 20 of those leads you

got a memo out of.

That's not bad.

That's not bad at all.

You know, and so it'd be nice if you could 1 in 3, 1 in 5, but 1 in 20 is not too bad.

And if it takes you, you know, 15 minutes to call, it means how many deals did it take,

or how many times, how many calls did it take you to get a memo together?

You know, if it was 15 minutes, 4 is an hour, you know, times, you know, if you did that,

you talked to 20, that's 5 times that, so you talked to people for 5 hours.

Five hours to put together a deal that is going to potentially make you $5,000 to $10,000

when you get it closed.

That's not a bad closing rate.

Now, you still have to sell that property, but it doesn't take that much time or skill

to be able to do it, you know, doesn't take that much time to sell the property.

So I don't think that's necessarily a bad response rate that you're getting.

You're getting a ton of leads, and you're getting a lot of them that are saying yes.

So I think that you're not doing anything wrong.

As far as, the problem here is you got 5 memos and 3 of them fell apart.

That's the issue that we need to talk about, I think.

If you had gotten all 5 of those, and you made $5,000 from each one of those people,

you know, how many hours, you know, and so you got $25,000 came in from those deals.

You know, how many hours do you have into that?

If you had, you know, 5 hours on the phone and maybe another 20 or 30 hours doing something

else, and made $25,000 for a 40-hour week, not bad income.

Not bad income at all.

And now it takes time for you to do that, but if you built a funnel where you had a

bunch of these coming in and it was happening as a regular thing, and you had people that

were closing these deals for you that didn't cost you very much money, then it might make

sense to make that happen.

Now, the fact that three of those memos fell apart -- why did they fall apart?

That's an important question in this process.

Most of the time they don't sell because the monthly payment is too high.

If you, your price on the property, when you're selling on a lease option, if it's too high,

that's okay.

You can usually sell a property that's a little bit over market value.

I've sold properties substantially over market value in upside down markets.

But, if I go over the market rent that's when problems arise.

If you put the property onto Craigslist or onto Zillow, and you're getting 2 or 3 or

4 responses from buyers every week and you don't get that thing sold in a month, it's

because your monthly payment is too high.

You've got to get your monthly payment down into a place that fits at market rent or below.

So just lower that price.

Because what you're competing with means that it's not, you know, they're beating you out.

People look at between 18 and 23 homes before they buy one, on average, according to the

National Association of Realtors, and they're going to buy the very best property that they

can find for that money.

So if yours doesn't compete, you're not going to win.

And the thing that people are looking at when they're buying lease option is that monthly

payment.

That monthly payment is vital to being able to sell this.

And you'd have a better chance of making that work.

It's also possible, and I see this happen in my students all the time, that you know,

when deals fall apart, they fall apart because you didn't build a relationship with the seller

or that they don't trust you or they felt like what you were offering them isn't working.

So you need to solidify that deal.

Don't always take yes for an answer.

You know, I tell you you've got to take 5 nos before you hang up by phone.

So don't take no for an answer, but also don't take yes for an answer.

Just because they say yes to you doesn't mean, okay, good, I'm going to go to work.

You've got to talk to them a little bit and make sure they understand what you're doing,

how you're doing it.

Make sure that they're on board for doing it the way you need to do it in order to get

it sold and once that's done, then you can move forward and keep in touch with them using

the follow up system that we've got.

You know, there's a series of emails that we send out to people after we sign them up

that helps educate them and explains to them what we're doing and how we're getting it

sold, and makes it easier for them to work with us and trust us and know that we're getting

the job done.

So that's the reason that deals like this fall apart.

And, of course, if I could talk to you in person it'd be a lot easier.

Actually, Erica's in my mentor program now and we have discussed these things in detail,

but I thought I would answer this question on these videos as well because I thought

it was a valid question and I think it makes a lot of sense and I think a lot of people

are running into these same issues that are working in the Automarketer that don't have

the benefit of working with me in the mentor program.

Attempted Home Invasion/Wanted As Payment | True Scary and Creepy Stories - Duration: 12:46.

My story takes place 19 years ago.

I'm a female and I was 16 at the time.

I'm 5'7", I was about 130lbs, and I like to think that I'm strong, but I couldn't take

on 2 young men.

It begins with my mother and step-father going away on vacation and leaving my 17 year old

sister and I home alone.

They did this quite often.

My parents were not winning any parenting awards.

My sister and I didn't get along either, she was a nasty piece of work.

Luckily, she'd decided to go stay at a friend's house while my parents were away.

I was nervous about being alone, so I had my boyfriend staying with me.

He was a pugnacious dick head, but I'm glad he was there.

One night, Brett and I were at my house, and we had just started messing around, when I

heard a really loud knock at the door.

My room was in the basement, but at the landing area between the stairs (you know how some

staircases are broken up, and there's a turn around area, that's the landing) there was

a window that I could see the stairs that lead up to the alcove of our front porch.

I could see 2 people standing there, and just as I was peeking out to see them better, one

of them saw me.

I remember feeling the breath sucked out of my chest.

There were 2 young men standing on my porch, it was almost midnight, and I had no idea

who the hell they were.

The guy that saw me let his friend know, and they both looked in the window and asked me

to come to the door.

My boyfriend had gone upstairs to open the door, and I remember freaking out because

I had told him not to.

He was one of those guys that thought he was Mr.Toughguy and believed he could fight anyone.

He was telling the guys to leave just as I joined him at the door.

They saw me and called me BY NAME and asked for me to let them in.

Brett told them to fuck off.

One guy, I think he said his name was Wes or Les, something like that, said "Come outside,

we just want to talk to you."

to my boyfriend.

I said "No, thanks, we're going to bed." and shut the door.

I was really confused and getting very frightened.

They stood on my doorstep for a few minutes, then started knocking again.

Wes/Les explained to me (through the door), that he was my sister's friend, and that she

had told him I was alone at home and that they should come by.

I knew my sister, and I believed them.

That did not, however, make me stupid.

I told them to leave.

They started kicking the door.

It was shaking and I seriously feared that it would not hold up.

I was so scared that I ran into my kitchen to call the police.

I was assured that they would be there very soon, and to lock the doors and stay on the

phone.

Meanwhile, Brett was still yelling at them, which only served to piss these guys off more.

I begged him to shut up, but he would not listen to me.

I was locking all the doors and windows upstairs, while Brett went down to check the doors.

Down in the basement, there was a huge mud room area, and it had a thick wooden door

made of 2x4 planks, kind of like a barn door.

The door had a big old lock on it, some spring loaded turn bolt, and also had a plank to

set across it, like a barricade.

One of the guys was pounding on this door, and Brett heard him tell the other to go try

the back door.

This stupid door was one of those 1960's things that had a happy little square window, right

at face level, with a little curtain across it.

I was at this door, trying to jam a chair under the flimsy knob when I looked up and

saw the unnamed guy just looking in at me.

I screamed, and the dispatcher asked me if I was ok.

I barely squeaked out that one of the guys was looking right at me through the window.

He was older than me, probably about 20, and he was tall, and he looked scary as hell.

His dark eyes were drilling into me and he wore this creepy, placid smile on his face.

I had never seen this man before, but he knew my name.

He tapped on the window with one finger, never breaking eye contact, and said "Becky, let

me in..."

I couldn't breathe.

The knob was rattling as he was messing with it, he said again "Let me in, Becky.

I just want to see if you're ok.

I just want to talk."

He stared at me.

I didn't say anything.

I was just 3 feet from him, with my back pressed to the fridge, when he suddenly started beating

on the door and screamed "Let me the fuck in this house!

If I have to break in, I will kill you both so just OPEN THE FUCKING DOOR!" he looked

maniacal.

Then there was a loud knock at the front door, and the man went silent.

He gave me the most hateful sneer I'd ever seen.

I heard shouting and he ran down the back stairs and into the woods along the back of

my yard.

Brett had gone to the door.

It was the cops.

There were 2 female officers at the front door, and one was just starting to raise her

voice asking where I was when I came to the door.

I was so relieved, I started sobbing.

I told them they had run away through the woods.

Luckily, the woods were not deep.

They actually ran along the bank of a large river and there was a bridge just up from

where the woods met the road.

One officer ran around the back, while one stayed to get a description and take my statement.

Officer #1, came back and spoke to officer #2, said she saw them running across the bridge.

They both left in a hurry, hopped in the cruiser and sped off.

I was still crying and shaking, but I was absolutely furious at Brett for riling them

up.

I went to make myself some tea, thinking of all the ways I could kill my sister when she

got home.

I had so much anger, fear and adrenaline pumping through me I could have ripped her to shreds

at that moment.

20 minutes later, the cruiser came back.

There were 2 guys sitting in the back seat and the officers wanted me to confirm it was

the right guys.

I looked through the window, and saw them.

They still looked terrifying to me.

They were in cuffs, and could not get to me, but I would not get close to them.

Neither would look at me.

I confirmed it was them, and we spoke a bit.

I told the cops about my sister "suggesting" that these 2 men should come see me.

Officer #2 kind of mumbled "What a bitch."

I had to agree.

I pressed charges for attempted forcible entry, property damage (they had broken a window

in the living room), tresspassing, disorderly conduct and attempted assault.

Initially they both plead not guilty, but later admitted to some of the charges.

They both got 18 months in jail and were forbidden to contact me or my boyfriend ever again,

and to be at least 500 meters from me at all times.

I never heard from them again.

I confronted my sister about it, and of course she denied it, then laughed about it.

Laughed at me.

She was an awful person.

I have no idea what their true intentions were, as they maintained that they were just

there to talk to me.

I'm thankful I didn't have to find out.

Before I start, I just want to acknowledge the fact that I was really stupid as a teenager

so I had little to no good judgment.

I'm a female and this happened when I was 15.

At the time I had run away from home with a friend, Kate.

Kate and I were "burn outs," as in only caring about smoking pot or drinking alcohol.

I can't remember which city this happened since it was about 6 years ago and like I

said, we were burn outs.

This place was right next to a densely forested hill and Kate was always looking for new "boyfriends."

I didn't like sleeping with guys, but I never judged her.

To each his own, right?

She found a new guy who I think was actually 19 or 20 and who's name I can't recall so

I'll call him Josh (I know it's statutory rape but at the time I didn't care what Kate

did).

I can't remember what events lead up to this, but it was late at night and the mountain

place looked amazingly creepy.

Josh said he could get us pot from one of his friends so we proceed to wait outside

for the drop-off.

A crappy old 2-door car pulls up to us and Josh greets his friend while Kate and I stay

back.

Josh tells us that his friend has the stuff at his house.

Us being dumb, take it as no big deal and agree to get into the car.

Kate and Josh sit in the back seat leaving me to sit in the front.

Since I get in last, I hadn't gotten the chance to see the driver.

But holy crap, I mean I had bad judgment, but this guy...

This guy was the full-blown stereotypical tweaker.

Due to this, I'll refer to him as Tweek (like from South Park).

He looked to be in his late 20s, lanky with sunken cheeks, and his eyes...

I'll never forget his eyes.

His eyes were bulging out so much I thought he had a medical condition.

Tweek didn't smell grotesque like filth, he smelled like chemicals.

It was as if he bathed in bleach and gasoline.

I figured he sniffed chemicals, which was normal for me to meet people who did.

I tried to ignore all of this but once I sat down Tweek would not keep his eyes off me.

Even when Josh was having small talk with him, Tweek just kept his eyes on me.

I avoided eye contact and sat looking straight ahead.

As he drove, I could still feel his eyes on me.

We drove up towards the hill and I was still on full-alert.

Tweek began talking in weird phrases to Josh, I can't remember what he was saying, but I

remember I couldn't understand what slang he was using.

We stop at a poorly lit street and Tweek steps out and says he'll be back while still staring

at me.

Once Tweek is out of sight, Josh tells me we have to leave with a stern voice.

I took this seriously since Josh never spoke in this tone in the time I knew him and since

he told me and not Kate (I was more level-headed than she).

I swiftly get out and pull Kate out as well.

Josh gave me a look of horror and said something along the lines of "I'm sorry but we need

to get out of here NOW."

I knew exactly why.

Tweek wanted me as payment.

I yank Kate out the dimly lit street up towards the steeped hill and into the cover of the

trees.

Josh and I are ahead while Kate struggles to catch up due to the rocky ground.

It felt like forever, but I think just a minute passed until we heard yelling from Tweek and

the sound of someone pursuing behind us.

I felt like I went on autopilot as I ran faster and harder.

I was, and still am, a good runner.

Josh kept up but Kate kept asking for us to stop.

I stop for Kate cause I was scared that Tweek would get her.

I couldn't hear or see him anymore so we rest and wait to hear for anything.

The only noise is that of crickets and of our heavy breathing.

Josh figures it's safe now and leads us down the hill slowly as to not make a sound.

We stay close to the few houses but stay off the road in case we encounter Tweek on our

way down.

We reach the house we were staying at without further incident.

I glad it didn't take a worse turn.

I didn't know all the tall tell signs of methamphetamine users, but as I encountered more users and

learned more about illegal drugs in college courses, I'm certain he was

a user.

How to Teach Chords to Piano Students [Quick Win] - Duration: 4:28.

- In today's quick win video, I'm gonna show you how,

in about two minutes flat, you can give the students

that you've got, the skills they need to find out

any major or minor chord, starting on any note of the piano.

(mellow music)

So I call this method my big small method.

The name and the reasoning behind it will become apparent

in just a moment.

What we know is that if someone's playing a C major chord,

and in fact if they're playing any major chord,

any major triad anywhere on the piano,

the interval relationship between the notes

is always the same.

You've got a major third and then a minor third.

Now using major and minor thirds,

unless students are actually familiar with that terminology,

is way over their head, so I don't even worry about it.

And because I introduce chords like this

way at the beginning of students,

well before we've talked about intervals,

that's not actually too helpful.

So the way I go about it is to actually

talk about the number of notes, black and white,

that they've skipped when they're playing a chord.

So if you're playing the notes C and E,

you've skipped one, two, three notes.

So for a major chord down here, we've skipped three notes,

and then here, we've skipped one, two,

a black and a white note,

two has been skipped.

So in forming any major chord,

we know that the interval will be, that you skip three,

black and white notes, and you have to just

remind students of that, and then you skip two.

And I call this a big

small

chord.

A major chord

is a big gap first.

Think of a major event, major catastrophe, major,

something major is something big,

that means the big gap first,

skip three notes, then skip two.

And if we go to the E flat chord,

you're probably guessing what's coming,

if you don't know it already.

What's happened to the interval relationship?

We've got C, E flat and G, so we now have a gap of two,

that's

the C sharp and the D.

And then we've got this gap of E, F, and F sharp.

So the gap of three.

So guess what?

If you want a minor chord, you're gonna skip two first,

and then you're gonna skip three,

and that means it's a small

big.

And guess what?

Something minor is something small, so it makes sense.

Try it out with your students, see how they go.

At first, they're gonna be needing to play the C

or whatever note you give them to start on,

they're gonna need to actually, I just get them to tap on

the notes that they're skipping, so C sharp, D, D sharp,

play the next note, skip two, play the next note.

And you'll have to talk them through that

for the first couple.

Demonstrate on the piano, get them to actually tap

on the notes that they're skipping,

make sure they're skipping enough, play the next note.

Of course, this is just a way of getting their hands

around the different shapes, but ideally, you want students

to be able to instantly be able to remember the shape

of these chords as we do.

And mostly as piano teachers, if I say A major,

you're thinking white, black, white,

so the C sharp in the middle.

If you're thinking A flat, you're going black note,

white on the C, E flat is a black note again.

Maybe not, maybe this isn't all that fresh to you,

but it's something that I think students

should be really familiar with.

And so this is a great way of getting them started,

and the more they start and start playing these chords,

the more they'll get used to them.

Then, we can give them drills and exercises

to actually support their practise

of getting these chord shapes quickly,

and I've got videos about that for my members.

So you're welcome to check them out there

if you're a member.

So hopefully that's been helpful for you.

Try it out in your studio, see if your students

are able to play any major or minor chord

on any note of the scale.

They should be able to do it

within about five minutes' instruction.

Well, not new.

Having flashbacks.

Hello Rebel, and welcome back to my life.

So I wanted to talk about attention and how it can get scattered and splattered all over

the place, and this is in no way related to the vacation I just finished taking in Los

Angeles.

So one thing that Meghan and I definitely discovered on our vacation to Los Angeles,

where we used to live, is that we don't miss the city.

I mean, first of all, Oregon is just beautiful, and there's trees and green, lush, everything

everywhere, and growth, and L.A. doesn't have that.

It's a desert.

But aside from just the desert aspect of it, it's also one of the biggest cities in the

world and geographically covers this huge, sprawling area, and it's just so many people

and everything like that, and ... and having been away from that for quite a while now,

I have more in-depth thoughts about it.

I feel like one of the reasons that Meghan and I are doing really well in Oregon, and

why we like it there, and why we, uh, needed to leave Los Angeles, and why we don't ever

plan on going back is that we can't really be in a space that scatters your attention

that much.

At least with where we are in our lives right now, we have so much to do, we are—we are

focused on doing something that we believe is potentially very important.

It's not just, like, a company that we want to grow, it's not just money we want to make,

it's something with an actual purpose.

I guess I really only have major experience with Los Angeles, but I feel like when you

live in an environment like that, where there is just—the city just kinda takes so much

of your time.

We all have games in our life of, like, various severity.

If you think of all activities in life as a game, even, like, the serious ones, where

there's, like, you and the opponent, like, if you think of it in those terms, we've got

all these things going on in our life, right?

Well, a place like Los Angeles requires you to play so much of the game of the city itself

that it kind of takes away from your ability to play whatever other games you want to be

playing.

Which for me, is the—the—the writing and my creativity and also my family.

Like, it's just—L.A. requires so much of you that I felt like those two other things

were suffering.

Especially because I'm not super into that game.

Maybe because I grew up in L.A. my entire life and so I was just sort of, like, over

it?

I was, like, "No, I—like, I get it, L.A., I'm kind of—I'm kind of done with the 'L.A.ness'

of you, uh, let me just focus on what I actually want to do right now.

But I also gained a greater appreciation for people who do like that, and who do want to

continue doing that.

Our friends who remain in L.A., who—most of whom moved from out of L.A. to there, which

is the case for—for most people in L.A., you know?

It's just got so many people coming in from all over the place because it's Los Angeles.

And they like the L.A.ness of it.

I mean, I don't think anybody likes wrestling with traffic, but that aspect of the city

is just one aspect of the city, and if you really love Los Angeles then that's all just

kind of cool, right?

But I do think, and I know that I'm saying this from a position of somebody who is privileged

enough to, like, be able to do this, that for the purposes of doing something maybe

a little bit more, I don't know, less geographically important, and a little bit more globally

important, uh, or—not globally, but universally important, you might be better not to be in

a place that just requires so much of you, you know?

On the one hand, you're gonna find a lot of other people in a city who want to do big

things, but on the other hand, the city itself kind of have a—has a way of keeping you

from doing those big things that you want to do.

So at least for now, I want to be in a place that doesn't scatter and splatter my attention

everywhere so much and so often that I can't even focus on what it is that I really, actually

want to do.

Right now I am so happy to be getting back in my car and going home, where I can just

sit down and write.

How Many Deals Will I Get From The Automarketer? - Duration: 9:46.

Hey, it's Joe.

I've got another question here.

This one is from Erica Jansen.

"How many deals should you get from the Automarketer system?"

That's a good question.

It's really hard for us to be able to tell how many deals you're going to get personally

because I don't know your skill level.

I do know how many leads come in.

If you have a very low level of skill, if you get 100 leads coming in, and you convert

one of them, you're doing pretty good.

You know, it takes 100 leads, and it takes 100 real conversations with sellers before

you actually get good at this.

And, you know, my goal for my students is to tell them do 15 to 20 real conversations

per week where you don't get off the phone until they've told you no at least five times.

And the way you do that is, you just keep asking them questions.

You use the script that I give you, and you keep asking them questions about their situation

until they keep telling you no and then eventually you say, okay, I get it.

But you have to learn how to do that because the reason they're saying no is because they

don't understand what you're doing, they don't trust you, and they don't think you have the

solution for the their problem.

So you have to help them understand that.

But you can't really help them understand what their options are unless you know what

their situation is.

So you have to ask them questions to find that out.

So, anyway, you're going to get leads and you're going to be better at converting.

And somebody who's really good at converting is going to convert 1 in 3, 1 in 5 of those

leads.

But somebody who's terrible at it is not going to convert any of them until they learn how

to do it.

And sometimes it takes 50 or 100 conversations before you do that.

If you make, you know, if you make 15 or 20 calls, real conversations, per week, that's

going to take you 8 to 10 hours a week.

You know, if you do that over the next 5, 6, 7, 8 weeks, you're going to probably put

together a lease option memo.

And then you're going to have to put together a deal through that after you do that.

And that's how you're going to learn.

That's why I tell everybody give yourself 3 or 4 months before you can expect to make

any money in this program.

And that's if you put in the time and do the work.

If you don't put in the time, if you don't do that work, if you don't follow through

with the process the way that I teach, you won't make a dime.

So, follow through with the process and you'll make it happen.

So as far as the leads that come in, though, we're seeing response rates that are very

high.

So depending on the amount of leads that are in your area, and you can go into Craigslist,

you can look in your area and you can say, how many people are selling For Sale By Owner?

And let's say there's 100 people that come in every few days.

So, let's say 100 people a week, let's say come into that system.

If you send out a text blast to those people you'll probably get 10 to 20, I've seen as

high as 40, responses from 100 people.

So I've seen, you know, 10%, 20%, 40%, 50% -- I've seen 70% response rates on texts.

Text is amazing.

On email blasts, we're getting a 2%, 3%, 4%, 5%, the average is 4.5%, across the board

for the email responses.

Email responses are much slower and take a lot more time.

But they're included in the program right now.

Eventually we're going to get rid of the email campaign process altogether and focus on text

and voice blasts altogether.

So I'm not sure how soon that's going to come, but that's going to be coming eventually in

the system.

So using text makes a lot more sense.

You're going to get a lot more leads and they're going to be higher quality of leads, and they're

going to come in almost instantly so when you start the campaign, you know, within 10,

15, 20 minutes, you're going to have people returning your text, you know, wanting to

talk to you about what you're doing.

And that's a phenomonal thing to have because it gives you a chance to get up to bat, learn

how to talk to these people and get good at it.

You know, until you have a chance to get up to bat, it's not going to happen.

Now, again, you don't have to have the Automarketer to do that.

You can make cold calls to these people on Craigslist that are For Sale By Owner, and

just ask them, "Would you consider selling your home rent to buy rather than selling

it outright?"

And if they say yes, you put together the lease option memo.

If they say no, then you ask them questions about their deal, and that's a lot about what

we're talking about on these videos and what I talk about in my training and my books and

the mentor program.

It's all about learning how to make an offer that can be accepted.

The rest of his question here is, "In the last two months I've sent out 884 new messages

in the follow-up system and I was able to get 5 memos from this and 3 of those fell

apart, leaving me only 2 to sell.

I got about a 10% response rate from the 884 to say yes or maybe, about 85 or 90.

Out of those 85 or 90, after talking with each of them on the phone, I only got 5 memos.

Some of them, I was never able to get hold of.

I've been doing this for a while, and I've sold 10 deals in the last year and a half.

What am I doing wrong?

Could it be that I'm a realtor now and I wasn't before?"

Being a realtor doesn't make a difference.

As a matter of fact, being a realtor can help you in a lot of ways.

So that's not the issue.

Being skilled on the phone is good, but let's look at your numbers here for a second here.

You've got 90 leads, you've got 5 memos out of that.

That means that 1 in 10, 1 in 20 of those deals, you know, 1 in 20 of those leads you

got a memo out of.

That's not bad.

That's not bad at all.

You know, and so it'd be nice if you could 1 in 3, 1 in 5, but 1 in 20 is not too bad.

And if it takes you, you know, 15 minutes to call, it means how many deals did it take,

or how many times, how many calls did it take you to get a memo together?

You know, if it was 15 minutes, 4 is an hour, you know, times, you know, if you did that,

you talked to 20, that's 5 times that, so you talked to people for 5 hours.

Five hours to put together a deal that is going to potentially make you $5,000 to $10,000

when you get it closed.

That's not a bad closing rate.

Now, you still have to sell that property, but it doesn't take that much time or skill

to be able to do it, you know, doesn't take that much time to sell the property.

So I don't think that's necessarily a bad response rate that you're getting.

You're getting a ton of leads, and you're getting a lot of them that are saying yes.

So I think that you're not doing anything wrong.

As far as, the problem here is you got 5 memos and 3 of them fell apart.

That's the issue that we need to talk about, I think.

If you had gotten all 5 of those, and you made $5,000 from each one of those people,

you know, how many hours, you know, and so you got $25,000 came in from those deals.

You know, how many hours do you have into that?

If you had, you know, 5 hours on the phone and maybe another 20 or 30 hours doing something

else, and made $25,000 for a 40-hour week, not bad income.

Not bad income at all.

And now it takes time for you to do that, but if you built a funnel where you had a

bunch of these coming in and it was happening as a regular thing, and you had people that

were closing these deals for you that didn't cost you very much money, then it might make

sense to make that happen.

Now, the fact that three of those memos fell apart -- why did they fall apart?

That's an important question in this process.

Most of the time they don't sell because the monthly payment is too high.

If you, your price on the property, when you're selling on a lease option, if it's too high,

that's okay.

You can usually sell a property that's a little bit over market value.

I've sold properties substantially over market value in upside down markets.

But, if I go over the market rent that's when problems arise.

If you put the property onto Craigslist or onto Zillow, and you're getting 2 or 3 or

4 responses from buyers every week and you don't get that thing sold in a month, it's

because your monthly payment is too high.

You've got to get your monthly payment down into a place that fits at market rent or below.

So just lower that price.

Because what you're competing with means that it's not, you know, they're beating you out.

People look at between 18 and 23 homes before they buy one, on average, according to the

National Association of Realtors, and they're going to buy the very best property that they

can find for that money.

So if yours doesn't compete, you're not going to win.

And the thing that people are looking at when they're buying lease option is that monthly

payment.

That monthly payment is vital to being able to sell this.

And you'd have a better chance of making that work.

It's also possible, and I see this happen in my students all the time, that you know,

when deals fall apart, they fall apart because you didn't build a relationship with the seller

or that they don't trust you or they felt like what you were offering them isn't working.

So you need to solidify that deal.

Don't always take yes for an answer.

You know, I tell you you've got to take 5 nos before you hang up by phone.

So don't take no for an answer, but also don't take yes for an answer.

Just because they say yes to you doesn't mean, okay, good, I'm going to go to work.

You've got to talk to them a little bit and make sure they understand what you're doing,

how you're doing it.

Make sure that they're on board for doing it the way you need to do it in order to get

it sold and once that's done, then you can move forward and keep in touch with them using

the follow up system that we've got.

You know, there's a series of emails that we send out to people after we sign them up

that helps educate them and explains to them what we're doing and how we're getting it

sold, and makes it easier for them to work with us and trust us and know that we're getting

the job done.

So that's the reason that deals like this fall apart.

And, of course, if I could talk to you in person it'd be a lot easier.

Actually, Erica's in my mentor program now and we have discussed these things in detail,

but I thought I would answer this question on these videos as well because I thought

it was a valid question and I think it makes a lot of sense and I think a lot of people

are running into these same issues that are working in the Automarketer that don't have

the benefit of working with me in the mentor program.
