BECAUSE EVER SINCE TRUMP'S ELECTION, EVERYONE HAS BEEN

TALKING ABOUT RUSSIA.

IT'S IN ALL THE PAPERS, IT'S ON TV, IT'S IN THE

SELF-INCRIMINATING EMAILS WE TWEET FOR SOME REASON.

IN FACT, TO GET AWAY FROM THE RUSSIA ELECTION HACKING STORY,

YOU'D HAVE TO TRAVEL ALL THE WAY TO WHATEVER COUNTRY PRODUCES

"FOX AND FRIENDS."

BUT DESPITE ALL THE RUSSIA TALK, WE KNOW ALMOST NOTHING ABOUT

WHAT AVERAGE RUSSIANS THINK.

SO I THOUGHT, SOMEONE SHOULD GO TO RUSSIA AND FIND OUT.

AND THEN I THOUGHT OF THE PERFECT PERSON -- NOT ME.

BECAUSE, AND THIS IS TRUE, MY EXECUTIVE PRODUCER CHRIS OVER

THERE BACK IN DECEMBER SAID, HEY, DO YOU WANT THE TAKE A TRIP

TO RUSSIA?

AND I SAID, ABSOLUTELY NOT.

( LAUGHTER ) AND HE SAID, WHAT IF I JUST

FOUND OUT HOW MUCH IT WOULD COST TO GO?

I SAID, WELL, THAT COULDN'T HURT ANYTHING.

THE NEXT THING I KNEW, I WAS IN MOSCOW.

THE RUSSIAN PEOPLE WERE INCREDIBLY FRIENDLY AND

WELCOMING.

BEHIND WHEREVER I WENT -- IN CASE I NEEDED SOMETHING I GUESS.

I TALKED TO THE PEOPLE ON THE STREET, I SPENT A DAY WITH

RUSSIAN OLIGARCH MIKHAIL PROKEROV, I MET WITH A RUSSIAN

SECURITY EXPERT AND PUTIN DISSIDENT.

I EVEN STAYED IN THE RITZ CARLTON PRESIDENTIAL SUITE.

3 INTERESTING WAYS TO USE SHAPES IN ILLUSTRATOR | Illustrator Shape Tutorial | Satori Graphics - Duration: 3:24.

today I have three interesting ways to use shapes in Illustrator how many of

these tricks do you know using shapes

welcome back to satori graphics everyone home of graphic design content

way to use shapes in Illustrator is based around drawing inside of shapes

with a brush tool or even the pen tool you can go ahead and make any shape you

won on your literature board once you have your shape make sure to select this

third option here allows you to draw inside of a shape once you've selected

it grab the pen tool or the brush tool and select a color and draw over the

shape you see them in the part that falls into the shape will remain

a quick bonus tip for you guys this also works for tanks in Illustrator too

the second interestingly shaped an illustrator is to imprint a bunch of

shapes onto another one we can make the colorful shapes on the right here cut

into the circle shape make sure the circle is the top layer and then open up

the Pathfinder window then place the circle shape over the other selection of

shapes then select everything and use this Pathfinder function here and voila

pretty neat huh the last interesting way to use shapes in Illustrator is when I'm

trim before on my channel I don't think everybody would have seen her grab a

shape tool and then hold down the tilde key which used leaves and pop left of

your key words whilst holding it down click and drag to make geometric

patterns like so this works for literally any shape to an adobe

illustrator so experiment and have some fun with it I'm sure you can make some

cool illustrator patterns

When it comes to sketchbook keeping or art journaling, our inner critic often tells us

that we should draw 'meaningful' things.

To tell an important story with each perfect drawing.

I believe that drawing the stuff around you, even mundane things, IS meaningful.

It tells the story about YOU, about your day, or a moment of it.

You don't need to fill a page with just one subject.

Gather information all day and fill your sketchbook with these 'random' items.

Write about them, write down your thoughts, or emotions.

It'll also give you the opportunity to use your favorite art tools, try fun hand lettering,

or use stamps, maybe even collage!

Whatever you feel like at that moment.

This will all bring the 'random' items together into one very nice, personal story.

The story captures a moment or a day, a memory, in your life.

Growing Number Of One Person Households | What Does It Mean For Asset Selection? - Duration: 5:58.

I wonder if any investors ever thought about the fact that the number of people living

alone in Australia is actually one in four people.

So 25% of us actually live in a dwelling on our own.

But if you think about that internationally it's actually pretty average because if you

think about Scandinavia, which is 34%, and Sweden,

which is 49%, almost one in two people actually live alone.

So my question today is, what does that

actually mean for property investors where this household type is increasing and for

me I think we should really strongly consider using one-bedroom apartments

as part of our investment strategy.

So I've always said that if you think about it in terms of the context we've

got to get the strategy right first, we're going to get the location right second and

then we've got to get the property third.

And quite often I've talked often about the fact that people get that the other way around

that a property first suburb second maybe strategy

later but if I'm sort of identified a suburb that's investment-grade that I should identify

and I don't have a budget to buy a townhouse or a house or maybe not even be

able to afford a two-bedroom apartment my invitation to the investor is to consider

buying a one-bedroom apartment because not only do they make for a great investment if

you get the right one; you're obviously buying into an

increasing trend with household types in this country so what are the advantages of buying

a one-bedroom apartment.

The first one is really obvious.

It's affordable to buy in a great suburb a one-bedroom apartment clearly

you're going to save a lot of money than if you buy a two-bedroom or townhouse or a house

so that's a clear advantage of buying a one-bedroom apartment.

The other one is you can get into a better area so assume that you're

buying a one-bedroom apartment let's call it $400,000 in a good area and you may go

50 ks out to buy a three-bedroom house the difference is quite dramatic in terms of those

locations so you are buying into a much better area and as we know location will do 80% of

the heavy lifting.

Now as opposed to, two-bedroom apartments there's reduced strata fees because you get

a smaller entitlement contribution entitlement within the body corporate so therefore as

a percentage of the overall fees that they need to collect you actually pay a little

bit less but on the flip side of that you get a little bit less voting rights when it

comes to the body corporate meetings but I think that'll balance itself out pretty well

and of course if you have a smaller property it's lower maintenance so less money that's

coming out of your pocket and the thing to keep in mind too with one bedroom it's not

just apartments I've actually seen one bedroom

houses before and they're quite often small character houses that are one bedroom so you're

not just limited to one particular asset type and the other thing I think is an advantage

if you've been shared living for some time you

know flatmates, housemates and you move in on your own you can sort of have a really

great alternative to that shared living arrangement so what's the downside well the first one

really is often there's a bigger deposit usually the banks only like to lend up to 80 percent

and they usually get uncomfortable above 80 percent so you need to be sure that you do

have that extra deposit and the other thing is that if you have less quite often 50 square

metres and above is the benchmark for the banks to feel comfortable and a lot of one-bedroom

apartments are less than 50 square meters so that actually does have an impact on lending

so I would suggest to someone who is investing in a one-bedroom apartment that

they would make sure that they stay above 50 square metres because they're harder to

find but they certainly do exist so what do you actually look for if you're buying a one-bedroom

apartment the first thing for me is definitely scarcity so I've said on many of these sessions

these how-to videos that you should buy established apartments over brand-new ones and that still

remains because I can get that scarcity and those older sort of 50s 60s and 70s

blocks there's much less of them in the block and it makes it easier for us to get old standard

of living in a quality of life with less people which i think is a real advantage and the

other thing to look for is parking now if you can get car parking on title that's going

to make your apartment stand out head and shoulders above the rest of the competition

so that's really really important to get that when it comes to the amenities no no pool

no caretaker no lift my concierge do away with all of those

things because its going to have a dramatic impact in a positive way on the amount of

strata fees that you need to pay and also my invitation is to make sure you look for

a really good floor plan so think about if you are living on your own and you've got

a friend coming over do you actually want them to go through your bedroom to go to the

toilet or would you prefer the toilet to be separate do you want a little bit of a hallway

if you can these are the sorts of things separate all of the little hallway that will help increase

the size which will get you over that fifty square meter size which the banks definitely

definitely love and then the last thing for me to think about is some outdoor space if

you're living in a smaller area on your own you do need to connect with nature and the

outside world so as a minimum look for a balcony but if you can buy one on the ground floor

with a courtyard with a bit of outdoor space that is going to make enormously scarce therefore

have put upward pressure on the value of your investment so my message today is really clear

that one-bedroom apartments are often frowned at by investors but given the fact that the

household type is increasing more and more to loan people households and affordability

is getting harder and harder I see a real increase in demand in this type of property

and therefore I think the investor should embrace this as an asset type in their

property portfolio.

Draw Tip Tuesday: watercolor swatches - Duration: 3:40.

Welcome to Draw Tip Tuesday Here's your weekly dose of inspiration to

build a creative habit!

One drawing at a time Brought to you by Sketchbook Skool

Today I have a fun exercise to get to know your watercolours a bit more.

Take out your watercolor paint and a waterbrush, or a brush and clean water.

You can make simple color swatches to test your paint, but let's make fancy swatches

today and have some fun doing so.

I'm creating three frames with very thin pencil lines.

I'll fill one of them with a watercoloring background.

Maybe I want it just very light, so I use kitchen towel to pick up some of the watery

paint.

I'll let that dry while I fill the next frame.

I'll go for blue - straight from the pan.

You can choose any color you like of course.

Now, with that blue paint, I'll paint simple dots, in various sizes.

It's great to see the difference in opacity when using more paint, or more water.

I'll pick up another blue color from my palette and work my way through the frame,

until I filled it completely with different sized dots.

Make sure not to let them touch.

Look at the white space and see if you need to add more small dots for balance.

In the next frame, I will let the shapes touch on purpose, to see how the colors bleed into

each other and combine.

I'll use a sunny yellow and work red in, which mixes a nice orange, and so on.

Make sure to keep your paint wet, to allow the colors to mix on the paper.

Now the watercolor background in the left frame has dried, and I'll use that to make

my shapes overlap.

I like those reds, so I'll draw circles that link into each other, layering them and

allowing the paint to mix.

Again, I am using a few shades of red from my palette to create a warm transition of

colors.

This exercise is kind of meditative, as well as a great way to explore your watercolor

palette.

And imagine how cool it would be if you use these textures as a background for fun lettering,

and maybe send as a greeting card!
